Cottesmore Owners Management Company Ltd (COMC) was established by Barry Howard Homes (BHH), the original developer in 2004 with the sole purpose of maintaining Kimball Close.

COMC remained non-trading and non-operational until being taken over by the residents of Kimball Close in June 2011 this due to the absence of any maintenance works being completed by BHH (BHH went into receivership during 2008).
Our first set of accounts covered the period 1st February 2011 through 31st March 2012. We altered the accounting date for COMC to 31/03 so our accounting period matched that of the HMRC standard tax year.
All copies of our accounts are posted to our NEWS page (available to members) when produced, however copies can be obtained from Companies House for a small fee. All members can inspect COMC paperwork, including account related information provided they provide reasonable notice.
Income received to COMC each year is currently being split three ways:
- ongoing responsibilities (such as insurance)
- maintenance costs (for communal areas)
- sinking fund (for unexpected costs)
This we believe will be the process for many years to come.
We have two directors, who both live on the estate. These are changed as required and are only ever taken by COMC members.
Property owners (1 per household) become a member of COMC once the relevant, signed ‘Deed of Covenant’ has been received following purchase. Your COMC website account being granted ‘owner’ access is confirmation of becoming a member.
The day to day running of COMC is managed by the Chairman and a Secretary, positions that are voted in every year at the AGM. Again these positions are only available to COMC members.
Meetings:
We hold meetings every six months to which all are welcome. There is a formal agenda, however, proceedings are fairly relaxed and everyone can have their say. It is worth noting that only members can vote at these meetings.
